How to measure tenant experience: a simple metrics framework
Tenant experience is not unmeasurable. Here is a practical framework using numbers you can start tracking this quarter.

The most common objection to investing in tenant experience is that it cannot be measured. That is not quite true. It is that most teams have never been given a simple framework for what to track. You do not need a new platform or a data science team. You need a handful of numbers, tracked consistently, before and after you change how the experience is delivered.
The four measures worth tracking
Utilization. How much are your amenity spaces actually used? Even a rough count, foot traffic, event attendance, booking frequency, tells you whether a space is earning its place. Rising utilization is the earliest signal that experience is improving.
Participation. When you run programming, how many people show up, and do the same people come back? Repeat participation is the difference between a one-time novelty and a real habit that shapes how tenants feel about the building.
Feedback. Gather tenant sentiment on a regular cadence, even informally. A short pulse a couple of times a year surfaces problems while you can still fix them, long before they become non-renewals.
Retention. The number that matters most to ownership. Track renewal rates over time and watch how they move as the experience changes. Because a single departure is so expensive, even small improvements in retention justify the investment quickly.
How to use the framework
Set a simple baseline today across those four measures. Make one deliberate change to how a space is activated. Then compare. You are not trying to build a perfect dashboard. You are trying to see a direction, and to be able to tell an owner, in numbers, that the experience is working.
Experience stops feeling soft the moment you attach it to utilization, participation, feedback, and renewals. Those four are enough to start, and they connect directly to the value owners already care about.
